Footscray isn't one type of house. Single-fronted Victorian terraces, post-war brick and weatherboard family homes, and converted warehouses all sit within a few streets of each other — and each one throws up a different bathroom problem. A terrace usually needs a tiny rear wet area rebuilt from the subfloor up; a post-war home usually needs a dated 1970s layout reworked; a warehouse conversion usually needs services run through a slab and a concrete shell.

Around Bunbury Street and the Buckley Street end, the bathroom is typically tacked onto a rear lean-to with the laundry crammed alongside it. Merging the two into one properly planned wet area is almost always the right call — it buys enough width for a walk-in shower and a full vanity, with the washer and dryer stacked behind joinery. Through the Seddon-adjacent streets and near Yarraville Gardens, double-fronted homes give us enough room for a separate bath and shower without borrowing from a bedroom. Closer to Nicholson and Hopkins Street, newer apartments and townhouses need the opposite approach: builder-grade fittings stripped out, waterproofing redone to standard, and joinery rebuilt to actually use the space.

Older Footscray homes also share a set of hidden issues we plan for from day one — rotted bearers under the old wet area, original galvanised pipework, undersized switchboards with no dedicated circuits, and floors well out of level. We inspect all of it once the room is stripped, price any remedial work transparently, and rebuild the floor dead flat before waterproofing starts.
