A like-for-like refresh in the existing footprint. New floor and wall tiles, a new vanity and tapware, re-glazed shower screen, and a tidied-up layout. No structural moves, no plumbing relocations.
This band suits investment properties, secondary bathrooms and homes where the existing layout actually works. It assumes mid-tier finishes, a single tile selection, and a builder who isn't moving plumbing or rewriting the waterproofing zone.
Mid-range full renovation — $45,000 to $75,000
Full strip-out, new waterproofing, replanned layout, freestanding tub or large walk-in shower, custom vanity in stone, and quality tapware. This is the most common spend on a family home main bathroom or a generous ensuite.
At this level you're paying for trade depth — a dedicated waterproofer, a tiler who can handle large-format and herringbone patterns, and joinery built off-site rather than carcasses bought from a big-box store.
Premium / heritage — $80,000 to $150,000+
Heritage homes in Toorak, Brighton, Williamstown — period proportions retained, full structural and services rework, bespoke joinery, natural stone slabs, premium European tapware, and underfloor heating. Often paired with a powder room or walk-in robe in the same scope.

What actually moves the number
